Letting a Spare Room or Short-Let Property
Permission and rules, tax, safety obligations and insurance
Letting space at home can be worthwhile and it carries obligations that most hosts discover after they have started rather than before.
Permission first
Check the mortgage, the lease and, if you rent, the tenancy, since all three commonly restrict subletting and short lets. Leaseholders frequently have a clause prohibiting it entirely.
In some cities there are limits on the number of nights a property may be let short-term in a year, with registration schemes in place or being introduced. Check the local rules before listing.
Tax
Income from letting is taxable and must be declared. The UK's Rent a Room scheme allows a fixed amount of tax-free income for letting furnished space in your own home, and it does not apply to whole-property lets.
Keep records of income and expenses from the first booking. Rules differ across Europe and change, so check the current position.
Safety obligations
Working smoke alarms, a carbon monoxide alarm where there is a fuel-burning appliance, an annual gas safety check by a registered engineer, and electrical safety. Furniture must meet fire safety regulations.
These are not optional extras — they are the legal baseline for letting to anyone.
Insurance
Ordinary home insurance generally excludes paying guests. Tell your insurer and arrange appropriate cover, since a platform's own guarantee is not insurance.
Screening and house rules
Read reviews of prospective guests, keep communication on the platform so there is a record, and state rules about smoking, pets, visitors and noise in the listing rather than in person afterwards.
Decide in advance how you will handle a guest who breaks them, since improvising at midnight goes badly.
Neighbours
Most complaints about short lets are about noise, parking and bins. Telling neighbours what you are doing and giving them a way to contact you prevents almost all of it.
Data protection
Guest details are personal data. Store them securely, keep them no longer than needed, and never install cameras inside a let space.
Pricing
Work out the real cost including cleaning, laundry, utilities, platform fees and wear before setting a rate.
Cleaning and turnover
Budget realistically for time between guests. Laundry, restocking and a proper clean take longer than people expect, and a rushed turnover is what produces poor reviews.
Keep two sets of bedding and towels per bed so a same-day changeover is possible.
Keep a written inventory and photograph the space between guests.
Practical
Set house rules in writing, secure your own belongings, and decide in advance how you will handle a difficult guest.
